Emily Holden, EVML
- EH opened the meeting and explained that the purpose was to introduce NBB Rail as the contractor appointed for EDA reactivation works.
- Meeting will be recorded and uploaded to EVML website (below).
- Residents can post questions in the Q&A or raise their hand to ask a question live.
James Delve, EVML
- JD explained that the current EDA system was installed in these buildings in 2021.
- EVML were made aware of functionality issues with the system in August 2025 and at that point disabled the system – but all devices left in place.
- Since then, EVML has been working to understand the faults, progress a solution to repair them, tender for a contractor, and seek the necessary funding to complete the work.
- EVML has completed tender process and appointed NBB Rail to carry out these works in the buildings and apartments.
Garry Newman, NBB Rail
- GN introduced himself as lead for NBB.
- GN advised he will explain what the works are and how NBB plan to do it.
NBB introduction
- NBB is a mechanical, electrical and fire safety contractor.
- They were part of the N26 North and South project, having installed the alarm system on the outside of the building whilst the scaffold was being erected as well as when the cladding was being removed.
- They also work within the rail sector and do a lot with Transport for London (TfL), including all the commissioning on the new west ticket entrance at Stratford station.
The works
GN confirmed the order and plan for the works:
- NBB will re-energise the existing system.
- Detectors and sounders within the communal areas will have batteries replaced.
- NBB will require access to individual apartments to replace batteries in existing devices.
Once inside apartments:
- GN advised in some apartments they may need to install additional detectors and sounders to meet updated requirements for British safety standards.
- NBB will move any of your furniture as needed.
- During the visit, once the batteries in your detectors and sounders are replaced, and any additional devices installed, NBB will commission the device(s) and demonstrate how it operates.
The programme
- Works will take place between Monday 3rd August and Wednesday 14th
- Time in each apartment will vary depending on the size of your home, but it’s expected to last between 45 minutes and 75 minutes.
- All contractor visits are via pre-booked appointment only.
- Ensuring flexibility for residents is important to us. Appointment bookings can be made at the following times:

- GN advised residents have had letters and text messages about the works, including a link or QR code for the survey to fill in to confirm availability.
- By completing this, it gives us the initial information we need to get in contact to arrange your appointment.
- For anyone who hasn’t completed the survey, NBB’s resident liaison officers will be on site knocking doors to arrange appointments.
- All operatives will be wearing body cameras. This is for the safety of both residents and NBB operatives.
- All body camera footage will be kept for 30 days and then deleted.

GN advised Oliver and Wayne are RLOs – they are the first point of contact for anything to do with access, appointments or your apartment.

Closing statements
JD emphasised importance of residents booking their appointments and encouraged those who haven’t already done so to complete the contact form. This will ensure the smooth running of the project and help NBB complete the work and have the system back up and running for improved resident safety.
