Important Safety Update: End Of Balcony Restrictions
The balcony restrictions on Maya Apartments, Coville Mansions, Mara House, Fortuna House, Zeller House, Meander House and Karner House have now been lifted.
Update:
Following the structural engineer’s visit to East Village (13.01.26) , they have confirmed that all the balconies are safe to use.
The street-level barriers and security patrol have also been stood down as all pieces of loose timber were safely removed last week.
I’m sorry for the inconvenience these balcony restrictions may have caused and really appreciate your cooperation with our safety guidelines while we worked to resolve this matter.
Next steps
All the balconies across ‘Plot N02’ are due to have decking and soffit remediation as part of our Externals programme.

What had happened?
At the end of December 2025, our drone surveys identified some potential loose materials on balconies on Fortuna House and Zeller House. We took the decision to prevent balcony use throughout your plot (i.e. all the buildings around the courtyard) for your safety.
An abseiling contractor then inspected the balconies on all buildings in the plot. We found some water damage on balconies that have a downpipe running through them. We believe that rainwater sometimes runs down the outside of the downpipe and is damaging the wood in very small, localised areas.
